How to choose the right contractor

Next, never forget to ask about general liability insurance. This insurance protects you in accidents happen which leads to damage of property or injury in the part of the employees of the contractor. You may also need to ask whether the contractor is willing to give you a lien waiver stating that you have paid in full all the services and materials used for the renovation of your house. This way, material suppliers and subcontractors cannot go after you in case your contractor did not pay them.


Make sure that your contractor will pull all the necessary permits, especially when you are planning for a major renovation of your home. It is important that you home is covered to ensure that all work is done according to the code as there will be people who will inspect your home. Also, you know that the contractor is duly licensed and is credible if he gets a permit for all work that needs to have one.


Guarantee of work is also important to ensure that it is of quality. Good contractors guarantee their work up to two years after the date of completion. Also, there will be cases that subcontractors are used so you need to know who is in charge of the daily work. This way, when you have to leave the house and give the key to the contractor so that work can continue, you know whether it’s the foreman or the contractor who’s responsible for everything in the house. Of course you don’t want to keep thinking about what’s going on there while you are doing your business. Also, your contractor should make every effort to keep the house and the yard clean, especially when sanding is being done.


Lastly, you need to keep in mind that a good contractor is more than happy to give you references of the work they’ve done. It is best to get customer references from the last six months to one year. This way, you get to inspect their work and have an idea whether they can fulfill your requirements.
